You know what struck me first about Villa San Borondón? The name – it’s actually named after that legendary island from Canarian folklore that appears and disappears in the mist. Pretty fitting for a place that feels almost too good to be real, tucked away on Calle Baleares in Adeje. I mean, you’re literally a ten-minute walk from the madness of Playa de las Américas, but somehow this little street feels like its own world. The villa itself is one of those places that makes you wonder why anyone stays in regular hotels anymore – it’s got that heated pool (and honestly, you’ll want it heated even in summer because the evenings can get surprisingly cool), and the whole setup just screams “finally, a proper vacation.”

The thing about this part of Adeje is that locals actually live here, which sounds obvious but trust me, it makes all the difference. You’ll hear Spanish conversations drifting from neighboring terraces, smell someone’s grandmother cooking papas arrugadas around dinner time, and actually feel like you’re experiencing Tenerife rather than just visiting it. The villa itself has that modern-but-not-sterile vibe – I’m talking about real comfort without the designer-showroom feeling that makes you afraid to touch anything. The pool area is where you’ll spend most of your time, obviously, and it’s positioned so you get morning sun but aren’t completely roasted by afternoon (whoever designed this actually thought about how people use pools, not just how they photograph).

What really sold me on this place was the practical stuff that nobody talks about until it goes wrong. Parking is actually sorted – none of that circling-the-block nightmare you get near the beaches. The kitchen has everything you need if you want to hit the morning market in Adeje pueblo (about a five-minute drive up the hill, and seriously, do this at least once). And look, I’ve stayed in plenty of places with 4-star ratings that felt like generous 3s, but this one honestly feels like it’s holding back from 5-star territory just to keep expectations reasonable. The 9.1 rating makes total sense once you’re there – it’s not perfect perfect, but it’s the kind of place where the small imperfections (maybe the wifi is a bit spotty by the pool, or the shower pressure could be stronger) just don’t matter because everything else works so well. Plus, you’re close enough to walk to decent restaurants when you can’t be bothered to cook, but far enough from the resort crowds that you can actually hear yourself think. If you’re the type who wants a proper home base for exploring the island rather than just a place to crash between beach days, this is your spot.

  The area is nice and quiet, its very spacious and clean too. Our kids loved the private heated pool! Lidia was quick to respond to and questions we had and it felt like a 5 star treatment from the start. The bonus of the hire car included made this even better.

  It was really quiet and relaxing. Games room was great for my 13 year old. Pool area was lovely.

  Everything was clean and great, the outside area was nice and spacious and everything was spot on, we had a lovely time here.
  
  What could be improved: The outside area and bbq was such a nice touch. The basement fitted out needs very well as we were in a group and love playing pool, the only think I would say to make it better would be a darts board.

  Greeted by our host Lidia who was very nice, very helpful and made sure we where OK throughout out stay. There was a welcome pack provided with snacks, wine and water.
  
  Very clean accommodation, good communal areas.
  Comfy beds. Wwll equipped games room. Pool was heated and there where more than enough outside chairs and sun loungers. Great to have barbecuing facilities on site.
  
  I would definitely recommend this property to friends and family. Thanks for having us guys.

  The villa was excellent either new or very new most items had not been used that is how new the villa was. Outstanding views over the south of Tenerife and of the sea. We chose the villa for a quiet family holiday they had a supermarket nearby and a main complex restaurant and pool if we wanted to visit instead of cooking. The arranged a chauffer driver to pick us up and take us back to the airport was a nice touch along with Lidia waiting at the villa to hand over the keys and show us around. Lidia gave us her phone number to contact her on whatsapp any time to help with anything we needed throughout our stay. Lidia was very helpful for anything including ordering a taxi for us several times and even brining us tickets for the water park and kindly dropped us off at the water park one morning nothing was too much trouble for Lidia. Overall the family was very happy with the villa and have said we will return in the near future. We have stayed this area a few times before its far enough out of the way for a quiet holiday but only a short 10 min taxi ride down if you want to be in it. I did walk down a few times and its doesnt take that long to get down different story walking back up but plenty of taxi available at the bottom.
  
  What could be improved: Around peak hrs 6:30-7:30 it was very hard to get a taxi down on a night it was a bit far for for the kids to walk downhill so suggest going a bit earlier than 6:30 or the complex could put on a shuttle bus down to the nearest taxi rank or a set point in town as there was several families most nights waiting for a taxi down into Fanaby, Los Christianos ect
